Furnishing a short-term rental is a different exercise from decorating a home. You are not designing for yourself — you are designing for a guest you will never meet, and for a property that has to earn its keep. This checklist walks through what matters most, room by room.

Start with the layout

Before buying a single piece of furniture, study the floor plan. The goal is clear circulation, a flattering photo angle in every room, and a layout that lets the maximum number of guests sleep comfortably without crowding the space. In a studio or one-bedroom apartment, this is where most of the value is won or lost.

The bedroom

The bed is almost always the most important photo in the listing, so it deserves the most attention. Invest in a quality mattress, a proper headboard and hotel-grade bedding, and dress the bed simply and consistently. Add blackout curtains, bedside lighting on both sides and a clear surface for a phone and a glass of water.

The living and dining area

Guests use the living area to relax and to eat. A comfortable sofa, a coffee table, a functional dining setting and a well-positioned television cover the essentials. Keep the styling warm but uncluttered — every extra object is something to clean and something that can go missing.

The kitchen

A short-term rental kitchen does not need to be elaborate, but it must be complete. Guests expect to be able to make a coffee, cook a simple meal and eat it. A reliable set of cookware, crockery, glasses and utensils, plus a kettle and a coffee machine, prevents a long list of small frustrations — and small frustrations are what sink reviews.

Bathrooms

Bathrooms should feel clean, bright and hotel-like. Good lighting, a large mirror, plenty of hooks and rails, and a generous supply of towels make a strong impression. Where possible, keep finishes simple and easy to clean.

Storage and luggage

One of the most common complaints in short-term rentals is having nowhere to put a suitcase. Plan dedicated luggage space, hanging space and a few empty drawers so guests can genuinely unpack. Storage is invisible in photos but very present in reviews.

Lighting

Replace the single overhead light with layers: ceiling, wall and table lighting on warm bulbs. Layered lighting makes the apartment photograph well and feel welcoming in the evening, when most guests actually arrive.

Materials and durability

Choose fabrics, surfaces and furniture with turnover in mind. Textured or mid-tone textiles hide wear, wipeable surfaces speed up cleaning, and solid, simple furniture lasts longer than delicate statement pieces. Buying well once is cheaper than replacing cheap furniture repeatedly.
