- Living area — sofa, coffee table, area rug, TV unit, an accent piece and a floor lamp.
- Dining area — a dining table and chairs sized to the unit.
- Bedroom(s) — bed frame(s) and mattress(es), bedding sets, bedside tables and lamps.
- Decorative and soft furnishings — cushions, throws, accessories, artwork and mirrors.
- Services — furniture sourcing, delivery coordination, installation, assembly and final styling.
What is quoted separately
Three items sit outside the Standard Furniture Package, so that each investor pays only for what the unit actually needs:
- Operator Plus Kit — fridge, oven, washing machine, kitchenware, towels, extra linen and cleaning equipment. This is the package that makes a unit genuinely operational on day one, and most hosts include it.
- Custom curtains — measured on site and installed separately, because window counts and dimensions vary widely between buildings.
- Renovation — painting, flooring, bathroom upgrades or carpentry are optional and quoted on inspection when a unit is not yet ready to furnish.
