Airbnb Interior Design in Business Bay
Designing for a Business Bay guest
Business Bay is a fast-growing central district of modern towers, a short distance from Downtown Dubai. Its short-term rental guests are a mix: business travellers on short professional trips, and leisure guests who want a central base for a weekend. The interior of a Business Bay rental has to work for both — polished, efficient and comfortable, without being either purely corporate or purely holiday.
Studio PASE designed Project SOL, a bespoke one-bedroom apartment in Business Bay, as exactly this kind of dual-purpose rental — a refined unit that holds its standard for the Sunday-night business traveller and the Friday-night holiday couple alike.
Business Bay at a glance
Business Bay sits along the Dubai Water Canal, immediately south-east of Downtown Dubai. The district is anchored by the Business Bay Metro Station on the Red Line and laced with canal walks, restaurants and the Dubai Opera district within a short walk. Guests are typically five minutes on foot from the metro and a few minutes by car or short walk from the Burj Khalifa, the Dubai Mall and the Dancing Fountain — the proximity to Downtown without the Downtown price tag is much of what defines the area.
The rental stock is overwhelmingly apartment — close to 97% of listings are entire apartments or condos — and skews to studios, one-bedrooms and two-bedrooms. Buildings are uniformly modern, with the high-rise architecture and amenity stack (pool, gym, concierge) that international guests expect from Dubai.
Who books a Business Bay rental
Business Bay guests fall into three reliable groups. The first is the short-stay business traveller, often in town for two to five nights, who needs a calm bedroom, fast Wi-Fi, a clear desk and a kitchen for early-morning coffee. The second is the leisure couple or small group on a city break, drawn by walking distance to Downtown and the canal. The third is the longer-stay digital nomad or relocation guest, increasingly common in Dubai, who books for several weeks at a time. Median advance booking in the district sits around four weeks, which means the listing photographs are seen well before the guest arrives — and they are what closes the booking.
Business Bay as an investor location
For an investor, Business Bay’s appeal is its dual demand and its connectivity. The mixed business-and-leisure profile holds occupancy steadier across the calendar than a purely seasonal beach district, and the metro link plus canal location lets the unit market itself on both convenience and lifestyle. The challenge is the saturation: the district has expanded rapidly, and a generic Business Bay apartment is hard to tell from its neighbour on a thumbnail. Design is where an investor builds a real advantage.
A Business Bay rental that signals quality in the first photograph — a considered hotel-quality bedroom, a clean dedicated workspace, layered evening lighting and a kitchen that looks ready to use — closes bookings the generic unit beside it loses.

What works in a Business Bay rental
- A polished, hotel-quality palette that reads as professional in a thumbnail and warm in person.
- A dedicated workspace — desk, ergonomic chair, good light — for the business and digital-nomad guest.
- Hotel-grade bedding and a properly furnished bed, treated as the most important photograph in the listing.
- A clean, fully-equipped kitchen so longer stays are comfortable and reviews mention the basics being right.
- Layered, warm-toned lighting for the evening hours, when many bookings begin in person.
- Durable, easy-to-clean materials, because Business Bay turnover is high year-round.
Studios, one-bedrooms and two-bedrooms
Studios in Business Bay typically sit between 450 and 650 square feet, one-bedrooms between 700 and 1,100, and two-bedrooms between 1,100 and 1,500. Each format calls for a different design brief. A studio has to zone sleep, work and live into a single coherent room; a one-bedroom has to give the bedroom a calm hotel quality and the living area a sociable, photographable identity; a two-bedroom adds sleeping capacity for families and small groups, with the second bedroom often furnished for either children or a working adult.
Project SOL was designed on the one-bedroom brief — the most common Business Bay format — and is a good reference for how a refined scheme of materials and built-in storage lifts a 1BR above the district’s baseline.
Designing for the canal and the skyline
Many Business Bay apartments look onto the Dubai Water Canal or the Downtown skyline; some look both. The view is the unit’s second-most photographable asset after the bed, and the interior is composed to let it carry. Window treatments are kept restrained — sheers that filter the strong Gulf sun without blocking the view, with blockout layers behind the bed for sleep. The balcony, where present, is furnished as a small additional room rather than a leftover, so the listing photographs show both interior and outdoor living.
Materials and finishes that suit Business Bay life
Two factors shape the materials brief in a Business Bay rental: the corporate-leaning guest expects hotel-quality finish, and the high turnover demands durability. We specify pieces that survive both — tight-weave upholstery that cleans easily, hard surfaces that wipe down, hardware that takes daily handling, and a colour palette that does not date as Business Bay rapidly fills with new towers. Buying well once is consistently cheaper across two years than buying the cheapest furniture twice.
A short walk to Downtown and the canal
Business Bay’s practical selling points are easy to communicate in a listing because they are walkable: the Business Bay Metro Station, the canal walk, the bridges across to Downtown, the cafés and restaurants along Marasi Drive, and the Dubai Mall within a short metro hop or a quick cab. A guest who can leave the apartment without a car for most of their stay reviews well — and a listing description that says exactly which addresses are reachable on foot, with realistic walking times, books more reliably than a vague one.
Managed end to end, for an owner abroad
Most of our Business Bay investor clients live outside Dubai. Studio PASE manages the project on their behalf — concept, sourcing, delivery, installation and final styling — with every milestone approved remotely through 3D visuals and video calls. The owner does not need to be on site to receive an apartment ready to be photographed, listed and let.
Studio PASE designs and equips the interior; we are not a rental-management company. A short-term rental in Business Bay is a regulated activity — holiday homes are registered and permitted through the Department of Economy and Tourism, and current requirements should be confirmed with the DET or a licensed operator.

Frequently asked questions
What interior style works for a Business Bay Airbnb?
A polished, efficient interior that works for both business travellers and leisure guests — a hotel-quality bedroom and bathroom, a practical place to work, a sociable living area and a complete kitchen.
Why is Business Bay a good location for a short-term rental?
Its central position and proximity to Downtown draw corporate guests on weekdays and leisure guests at weekends, which smooths demand across the year. The district is competitive, so a well-designed interior is what separates a unit from its neighbours.
Do you design one-bedroom apartments in Business Bay?
Yes. The one-bedroom is the workhorse of the Business Bay rental market. Project SOL, in our portfolio, is a bespoke one-bedroom apartment designed in the district.
Can you handle a Business Bay project remotely?
Yes. We manage short-term rental projects end to end for overseas investors, with remote approvals, and hand the apartment over ready to be photographed and listed.
